Do We Charge an Application Fee?

Answer:

No.  We process all applications as fast as we receive them and, if at all possible, provide a prompt approval within one business day.  We do expect that all applicants are prepared with income verification for the most recent 12 months as well as a current credit report for each adult resident.  If an applicant is not in a position to supply a credit report, we can get the credit report for him or her, but we must charge a $25 fee since the reports are only free to an individual getting their own report, they are not free to us.  If you are renting, you will be required to pay a cleaning charge and security deposit, or in the case of rent-to-own, a down payment.   We commit our properties to the prospective resident at the time we have approved their application and they have paid the required initial deposit or down payment.  If someone changes their mind and does not take the house or apartment they have applied for after it is committed to them, we do charge a $100 application, processing and document preparation fee as well as per diem rent for the time that the property was committed to them.
